4. AI Quote Builder & Cost Estimates

5. RERA Compliance
SLV Builders is a RERA-registered promoter/builder in Karnataka and Andhra Pradesh. All applicable projects are registered with the respective Real Estate Regulatory Authorities:
- Karnataka: Registered under the Karnataka Real Estate (Regulation and Development) Rules, 2017, with the Karnataka Real Estate Regulatory Authority (K-RERA).
- Andhra Pradesh: Registered under the Andhra Pradesh Real Estate (Regulation and Development) Rules, 2017, with the AP Real Estate Regulatory Authority (AP-RERA).
In accordance with RERA, we commit to:
- Providing accurate project details, specifications, and timelines
- Maintaining 70% of project funds in a designated RERA escrow account
- Delivering projects as per the registered timeline and specifications
- Providing a 5-year structural defect liability for all construction projects as per Section 14(3) of the RERA Act
- SLV Builders additionally offers a 10-year structural warranty on all projects
- Ensuring all marketing materials are truthful and not misleading (Section 12, RERA Act)
6. Construction Agreement
All construction projects are governed by a separate, detailed Construction Agreementexecuted between the parties. This Terms of Service governs only the use of the Website. The Construction Agreement shall include:
- Detailed scope of work, specifications, and project timelines
- Total project cost with itemized breakdowns
- Payment schedule linked to construction milestones
- Material specifications with brand and grade details
- Penalty clauses for delays (as per RERA guidelines)
- Warranty terms and defect liability provisions
- Dispute resolution mechanisms
- Force majeure clauses
The Construction Agreement will be executed on stamp paper of appropriate value as per the Karnataka Stamp Act, 1957 or the AP Stamp Act, as applicable.
7. Payment Terms
- Payments are accepted via bank transfer (NEFT/RTGS/IMPS), cheque, demand draft, or online payment gateway
- All payments are subject to applicable Goods and Services Tax (GST) at prevailing rates (currently 5% for affordable housing and 12% for other residential/commercial projects, with applicable ITC adjustments)
- Payment schedules are linked to construction milestones as specified in the Construction Agreement
- Advance payments shall not exceed the limits prescribed under RERA regulations
- All transactions are recorded and receipts are issued with GST invoice
- Delayed payments may attract interest at the rate specified in the Construction Agreement (not exceeding SBI MCLR + 2% as per RERA guidelines)
8. Intellectual Property Rights
All content on this Website — including but not limited to text, graphics, logos, images, designs, software, code, AI algorithms, and documentation — is the property of SLV Builders Private Limited and is protected under the Copyright Act, 1957, the Trade Marks Act, 1999, and the Designs Act, 2000 of India.
You may not:

12. Force Majeure
SLV Builders shall not be liable for any delay or failure in performance resulting from causes beyond our reasonable control, including but not limited to:
- Natural disasters (floods, earthquakes, cyclones, droughts)
- Epidemics, pandemics, or public health emergencies
- Government orders, sanctions, or regulatory changes
- War, terrorism, civil unrest, or labor disputes
- Supply chain disruptions affecting construction materials
- Change in laws or regulations affecting construction (including changes to BBMP/BDA/AP building rules)
As per RERA provisions, force majeure extensions to project timelines shall be communicated to the relevant regulatory authority and all affected allottees/buyers.
13. Consumer Protection
In accordance with the Consumer Protection Act, 2019, you have the right to:
- Be protected against unfair trade practices and misleading advertisements
- Receive transparent pricing and clear information about services
- Lodge complaints with the District Consumer Disputes Redressal Commission, State Commission, or National Commission as applicable
- Seek compensation for deficiency in services or defective products
Consumer Forum Jurisdiction:
- Claims up to INR 1 Crore: District Consumer Disputes Redressal Commission (Bangalore Urban / relevant AP district)
- Claims between INR 1 Crore to INR 10 Crore: State Consumer Disputes Redressal Commission (Karnataka / Andhra Pradesh)
- Claims exceeding INR 10 Crore: National Consumer Disputes Redressal Commission, New Delhi
14. Dispute Resolution
In the event of any dispute, controversy, or claim arising out of or relating to these Terms or the use of the Website:
- Amicable Resolution: The parties shall first attempt to resolve the dispute amicably through mutual discussions within 30 days of written notice.
- Mediation: If unresolved, the dispute shall be referred to mediation under the Mediation Act, 2023 of India, with a mediator mutually appointed by both parties.
- Arbitration: If mediation fails, the dispute shall be settled by binding arbitration under the Arbitration and Conciliation Act, 1996 (as amended in 2019). The arbitration shall be conducted by a sole arbitrator mutually appointed, with the seat of arbitration in Bangalore, Karnataka. The language of arbitration shall be English.
- RERA Tribunal: For real estate-specific disputes, parties may approach the Karnataka Real Estate Appellate Tribunal (K-REAT) or AP Real Estate Appellate Tribunal, as applicable, under Section 43 of the RERA Act.
15. Indemnification
You agree to indemnify, defend, and hold harmless SLV Builders, its directors, officers, employees, agents, and affiliates from and against any claims, liabilities, damages, losses, and expenses (including reasonable legal fees) arising out of or in connection with:
- Your breach of these Terms
- Your violation of any applicable law or regulation
- Any inaccurate information provided by you
- Your unauthorized use of the Website
16. Termination
We reserve the right to suspend or terminate your access to the Website at any time, without prior notice, for any reason including but not limited to a breach of these Terms. Upon termination:
- Your right to use the Website ceases immediately
- We may delete or retain your data as per our Privacy Policy and legal retention requirements
- Clauses that by their nature should survive termination shall continue in effect

These Terms, together with our Privacy Policy, constitute the entire agreement between you and SLV Builders regarding the use of this Website. This does not supersede any separate Construction Agreement, Sale Agreement, or other contract executed between the parties for specific projects.
